and enjoy our unique lifestyle. If the prospect of living virtually stress-free,

to own a holiday home on Norfolk Island, we can help.
About Norfolk Island
Lying 1500 kilometres due east of Australia’s Byron Bay and 1100 kilometres
from Auckland, Norfolk Island is a territory ‘under the authority’ of
Australia, but definitely not owned by it. First discovered by Captain
Cook in 1774, the island was settled as a penal colony in 1788. In 1856
the descendants of the Bounty mutineers settled on Norfolk.
The Island is 8 kilometres by 5 kilometres having an area of 3,327 hectares
with approximately 1740 freehold land portions, 212 leasehold portions
or thereabouts, 712 hectares of Reserves and Commons and 148 hectares
or thereabouts set aside for Special Use.
The Island enjoys an extremely pleasant, sub-tropical climate. Never
blazingly hot and rarely cold, average morning temperatures range from
22 degrees C in February to 16 degrees C in the winter months. The annual
mean rainfall is 1328 mm.
An Outline of the Immigration Policy
For holiday Makers wishing to buy a holiday home there are no restrictions
on the purchase of freehold land. It is possible for you to stay in your
home for up to four months in a year period. When you are not using your
home we can look after it for you by either letting it on a short-term
rental or by just keeping the gardens and house in order until your next
trip. Remember crime isn’t the norm on Norfolk Island and many holidaymakers
leave their home and possessions vacant during their absences.
The Immigration Policy for short-term residents works like this:
No written application is necessary for stays up to 30 days. If you desire
to exceed 30 days you are required to make application to the Immigration
Officer to extend your Visitor permit. The cost of this application is
$21 and extensions may be granted for up to a maximum period of 120 days
or 4 months within a year period.
Temporary entry permits are designed for short-term residence. The policy,
on past occasions, has been to grant qualified homeowners a temporary
entry permit for 6 months. The cost of this application is $125 for 1
person + $21 ea extra person. New workers must also apply for a TEP prior
to commencement of work.
For persons wishing to settle permanently.
It is possible to meet the criteria for a General Entry Permit by Contributing
to the Island in some way. This generally means buying a business or offering
the Island skills that it needs and doesn’t have. Businesses are sold
on conditional contracts i.e. subject to the purchaser’s application for
a General Entry Permit being approved. No longer are applicants limited
to those businesses that have proven viability. An intending purchaser
may now consider any business provided they possess the capital and expertise
to make it viable. GEP application $450.
To reside permanently you will require a General Entry Permit.
Applications for General Entry Permits are submitted to the Immigration
Committee for assessment.
In any event, supporting your application for a General Entry Permit,
you must supply character references, evidence of you personal solvency,
a health check and a statement that you intend to reside permanently.
Upon approval of an application the names go onto a quota list.
